The Planning Department advises citizens, staff, and elected officials on policies for land use, housing, transportation, zoning, and growth management. The department manages and administers the provisions in the Land Development Ordinance through the review of land development (entitlement) applications and various types of Permits.  The Town’s land use and development vision, as well as its long-range goals, are outlined in the Comprehensive Plan, which serves as the basis for all future policy decisions regarding land use and growth.  Upon and as directed by the Board of Commissioners, the department also conducts long-range studies, performs and reports on research, and generally provides information sharing.

The Planning Department consists of and completes four main work programs: Comprehensive Planning, Current Planning, Permitting, and Zoning Enforcement. As the Planning Director, you will be instrumental in:

  • Leading Comprehensive Planning: Administering the Town’s comprehensive planning program, focusing on both current and long-range planning initiatives.
  • Driving Economic Vibrancy: Developing and implementing strategies that stimulate a robust economy while protecting neighborhoods and conserving natural resources.
  • Shaping Land Use: Serving as the Land Development Administrator and overseeing the implementation of the Town’s comprehensive land use and community transportation plans.
  • Providing Expert Guidance: Offering crucial staff recommendations and technical information on planning, zoning, transportation, and development issues to the Town Manager, Mayor, and Board of Commissioners.
  • Building Partnerships: Representing the Town in official capacities at regional forums and managing contracts with external planning consultants.
  • Fostering Community Engagement: Ensuring proper response to citizen inquiries and promoting a harmonious and effective workplace environment.

What We’re Looking For:

  • A Bachelor’s degree in Urban Planning, Architecture, Landscape Architecture, Public Administration, Business Administration, or a closely related field.
  • A minimum of five (5) years of management experience in urban planning OR an equivalent combination of education, training, and experience.
  • Professional certification from the American Institute of Certified Planners (AICP).
  • A valid North Carolina driver’s license in good standing (or ability to obtain one).
  • Demonstrated knowledge of planning principles, land use regulations, and administrative practices in a dynamic urban setting.
  • Exceptional skills in project management, team leadership, oral presentations, and written communication.

The mid-point of the salary range of this position is $146,578.
